Terms and Conditions
1. Reservation Process
* To make a reservation, please check availability, review the terms and conditions, and then contact the owners at svcottage@gmail.com or contact 207-510-1471.
* Once a Request for Availability and a provisional booking date and price are agreed to between the renter and the owner, the owner will then send details on the rental including a price quote, rental dates, schedule of payments due, a copy of the terms and conditions that must be reviewed before booking, and a Reservation Form.
* In order to secure the reservation, the renter will need to complete the Reservation Form, and send it back with a deposit of 20% of the total amount due, within 7 days of receiving the details of the reservation. Any unconfirmed reservations will be without notice after the due date.
* Personal checks (made payable to Robert DuPuy) and Pay Pal are acceptable payment methods for property rental, (please inquire on how to pay by Pay Pal if this is the preferred payment method).
* After the deposit has been paid, an invoice confirming the rental dates, deposit receipt, and the balance due will be sent.
* Balance of rental payment must be received 30 days in advance of check-in date.
* A security deposit check of $500 is required when final payment is due (this can also be sent with the Reservation Form to minimize mail transactions if the rental amount is paid through Pay Pal).
* When payment and a security deposit have been received in full, information will be sent on check-in procedures, directions, and confirmation information.
2. Occupancy
* Maximum occupancy is 6 people.
* Renter must be at least 25 years of age.
* This is a non-smoking unit. There is no smoking anywhere in the cottage. A smell of smoke in the cottage will cause forfeiture of the security deposit.
* Renters are expected to follow all rules posted throughout the complex. They are posted for your safety. Enjoy all of the great amenities, but please do not abuse your privileges.
* For the convenience and comfort of all, pets are not allowed.
* Parking is available for two cars only. If additional cars are required, please contact the owner for other arrangements.
* No fireworks or candles are allowed on the premises.
* The renter that completes the Reservation Form must be an occupant of the cottage.
* Any violations to the occupancy rules may result in eviction without refund.
3. Check-In Procedures
* Check-in time is at 3pm. Details will be sent about check-in procedures after the reservation is secure.
4. Check-Out Procedures
* Check-out time is 10am. If a later check-out is needed, please inquire.
* Late check-outs without advance approval may incur an additional day charge from the security deposit.
* All Security Keys need to be returned to the front desk at check-out. There will be fees incurred if the keys are not returned.
5. Damages/Security Deposit
* The cottage has a thorough cleaning/inventory/damage inspection prior to and after each rental.
* The renter should perform an inventory/damage inspection as well at time of check-in.
* No inventory items should be removed from the house, this includes linens and towels. Beach towels are provided and can be removed, but must be returned at the close of the stay.
* A $500 security deposit check will be promptly shredded upon inspection of the home.
* The Renter agrees to both notify and reimburse the owners for all necessary and reasonable repairs, replacement for damage or destruction of property caused by renter and/or guests.
* Owner will notify the renter of any damage costs within 7 days after departure.
6. Liability
* The owners or owners' agents do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused.
* Renters agree to indemnify and save and hold harmless the owners from any liability, loss, damage, or cost incurred during occupancy.
* The cottage is situated on a development that consists of several vacation homes. Therefore the owners or owners' agents cannot be held responsible for any ongoing construction, alterations to existing properties or any noise as a result thereof on or around the cottage complex.
* The owner is not responsible for any personal items left in or around units. There will be a $20 service charge plus shipping and handling if you request items to be returned. There will be a ninety day holding period. If items are not claimed within this time frame, items will be discarded.
7. Respect
* Renter agrees to properly use and operate all furnishings, including electrical appliances, plumbing fixtures, electronic home entertainment equipment and all other items provided.
* Renter agrees to respect the privacy and property rights of the neighbors during their stay.
* Renter agrees to not disturb, annoy, or endanger the welfare of the neighbors.
* Renter agrees to not use the premises for any unlawful purposes or keep or do anything that conflict with any health, fire, or safety regulations, law or ordinance.
8. Cancellations/Amendments
* All cancellations/amendments must be made in writing or e-mail.
* If there is a cancellation, and the cottage can be re-rented, there will be a $100 processing fee to cancel the reservation.
* If there is a cancellation greater than 30 days prior to renting, and the cottage can NOT be re-rented, the 20% deposit will be forfeited.
* If there is a cancellation less than or equal to 30 days prior to renting, and the cottage can NOT be re-rented, the entire amount will be forfeited.
* Amendment requests from the renter will be made at the owner’s discretion and will be based on availability.
